Current Project Snapshot as of 2/14/2025

  • The project is still on schedule with a Memorial Day 2026 grand opening! While the overall budget has increased due to the pool's scope changes (and a few other items), thankfully, our increased insurance claim proceeds will cover 100% of the increased scope.

  • We have an LOI with our GC to start the project, which allows us to meet our aggressive timetable while we finish negotiating the GMP contract. We are in the final stages of our GMP Contract negotiations and will have it executed soon.

  • We are in the final stages of negotiating our financing with the bank. However, we will hopefully not need to tap this financing until May or June. Thankfully, rates have come down since last year, so we should be ahead of plan regarding financing.

  • Our insurance claim is still progressing and trending in the right direction.  Per our Voting Document last March, we assumed the "worst-case" of $3.5M in insurance proceeds as it was still early in the claim.  Thankfully, we currently have $4,163,614.27 in insurance payments (cash on hand), with $897,797.55 in current Recoverable Depreciation, which will be paid once construction is complete.  So, the total claim currently sits at $5,061,411.82. NOTE: this does not include lost revenue and other ancillary items of the claim. We expect the claim amount to continue to grow now that construction has started. The next step is to work with insurance, line-by-line, "using receipts" regarding the actual pricing we pay for concrete, windows, wood, etc., during construction.  The final step of the claim will be to recover 100% of the depreciation and the full amount of lost revenue, code upgrades (fire suppression, permeable surface changes, etc.), and other ancillary parts of the claim.  We are pleased with where we currently are regarding our claim, and we will continue to push for the Club to receive the full value of our insurance claim

  • We submitted for Jackson County Permits last month. We have daily discussions with Macallan, our engineers, and Jackson County, and we are working towards full permitting ASAP.

  • Macallan is currently prepping the site for foundations and is actively working on this project. We meet with their superintendent daily and are pleased with the progress.
